Had an issue with a carpet that came to a resolution last week
- Water intrusion in 2 rooms, 1 of them over an extended period of time
- The extended period one didn’t look so bad, until we lifted the carpet – and then we could ascertain the full extent of the damage
- It was advised that the carpet in that bedroom be replaced – we could make it look A-OK from the top, but underneath was a very different story
- The other room was just a case of a little browning and easily fixed, but in discussing with the tenant we also found out they were going to be moving out in a few weeks’ time anyway
- So my suggestion to the PM was to wait for the tenant to move out and combine the cleaning and repair work into the one job
- This way the tenant wasn’t inconvenienced with us trying to do our restoration work whilst still living there, we could charge the landlord less as we would already be there cleaning for the tenant, we would waste less time and everyone would end up a winner!
