- Got asked this week to report on a rusting door frame
- Doing for a Property Manager who wanted to take builder to court over a rusting door frame.
- Their claim: it was a building issue.
- Builder: it was a urine issue
- My report; unfortunately for the PM, the builder was right. Using my UV light and moisture detector, it didn’t take long to realise that there was urine contamination.
- Lifting the carpet, it became very obvious, both from the physical evidence and the *ahem* odour!
- Urine is hygroscopic, so remains wet forever. Because of this, long term contact with the door frame had caused it to rust. This was a very small amount, done a very long time ago (my estimate over 2 years) but it had caused damage!
- So to those that think “Oh it’s only a little bit of puppy pee”, well that puppy has legs and will go the distance, causing considerable damage in the long term.
- Moral of the story? Attend to it immediately, don’t wait for it to become an issue
